Engineering-led.
Built by someone who has engineered advanced systems and operated them in demanding environments — we know what these machines can and can't do.
The compact autonomous scrubber-dryer for Perth offices, healthcare, retail and corridors. 400 mm scrub path, 700 mm pass-through, deployable without fixed plumbing.
Front, three-quarter, side, rear and top, plus the underside: brushes, squeegee and recovery-tank access.

Magnetic brush, quick-release squeegee and recovery-tank access for fast, low-downtime maintenance.
The L3 is the compact, daytime-friendly scrubber-dryer for offices, clinics, hotels and retail corridors. It wet-scrubs and dries sealed hard floors on a schedule you set, quietly enough (≥64 dB(A)) to run while staff and customers are about. No supervision required.
At 400 mm wide with a 700 mm pass-through, it goes where larger machines can't: between desk pods, around reception furniture, down clinic corridors and into edges and corners. It carries 25 L of solution and 25 L of recovery, and deploys plumbing-free through a mobile water tank and workstation, so a site with no easy water access is no barrier.
On-board NVIDIA AI and a 96-beam 3D LiDAR classify obstacles and plan its path in real time, including small, low hazards like cables and temporary carpets that trip up basic sensors. It maps your site once, then adapts to the day-to-day clutter of a working floor. Day-to-day control, including voice control, runs through the Cenobots app.
Short, silent loops: a daily scrub, smart carpet detection, edge cleaning and tight-space manoeuvring.
Wet-scrubs and dries sealed hard floors in a single pass, leaving them walk-ready.
Recognises temporary carpets and mats and cleans around them, protecting floor coverings.
Tracks tight to walls and into corners, leaving less for a person to finish by hand.
Turns and threads through crowded aisles and furniture in a 700 mm pass-through.
If you clean mixed indoor hard floors during the day, around people, the L3 fits where bigger machines don't.
Lobbies, breakout areas and desk-pod aisles cleaned during occupied hours without closing a floor off.
Clinic corridors, waiting rooms and ward circulation, cleaned quietly around patients and staff.
Front-of-house corridors, foyers and back-of-house circulation kept presentable through service.
Shopfront aisles, fitting-room corridors and tight retail floors that bigger scrubbers can't enter.
Hallways, libraries and admin areas on mixed hard floors, scheduled around class timetables.
Donga corridors, ablution blocks and mess areas, deployed plumbing-free where there's no fitted water.
Site survey, a one-off map, then the L3 scrubs to a schedule. The dashboard tracks coverage and flags refills.
Our engineer scans your site, builds the 3D map and sets cleaning zones, exclusion areas and schedules. One short visit for most sites.
The L3 follows its path with the brush down, classifying obstacles in real time, avoiding cables and temporary carpets, and cleaning into edges and corners.
At low battery, or end of cycle, it returns to the dock for a 1.5 to 2 hour recharge and resumes where it left off. No human in the loop.
The workstation refills clean water and drains recovery; staff top up or empty when the dashboard flags it. Quick-release access keeps it to minutes.
Headline numbers up top; full datasheet collapsed below. We confirm site-specific figures during the survey.
WA workplaces and care facilities need floors cleaned during occupied hours, not just overnight. The L3's quiet ≥64 dB(A) operation and 700 mm footprint let it work around staff, patients and customers without closing an area off, so cleaning stops competing with the working day.
Plumbing-free deployment is the regional advantage. With a mobile water tank and workstation, the L3 runs in mining-camp dongas, ablution blocks and remote offices that have no fitted floor-cleaning plumbing. It refills and drains at the workstation rather than a tap and floor waste.
Service distance matters. We're an Australian dealer (Fiction Labs Pty Ltd, trading as Perth Robots) with local engineers, local mapping, and parts on the ground in Perth. For metro deployments we offer same-day on-site response; for regional WA we ship spares overnight and resolve most software issues remotely via the cloud platform.
The L3 is the compact end of the range. For large continuous wet floors we deploy the L50; for busy public floors where dirt is localised, the SP50 spot cleaner. Different robot, same partnership, same management dashboard.
No offshore tickets. Perth-based engineers handle survey, deployment, training, mapping changes and incident response.
Site survey, full 3D map, zone and schedule setup. We hand over a running system, not a box.
On-site session for managers and supervisors. App and dashboard, refills, fault response, escalation flow.
Perth metro: same-day on-site. Regional WA: next business day. Cloud-resolvable issues: under an hour.
Outright purchase with a Care Plan, 2–4 year lease-to-own, or Robotics-as-a-Service: a fixed monthly fee, all-inclusive.

Built by someone who has engineered advanced systems and operated them in demanding environments — we know what these machines can and can't do.
We deploy and service every unit ourselves across WA. If a robot's down at 2am on a mine site, that's on us — same time zone.
We recommend the right robot for your site, not the only one we carry.
RaaS is a flat monthly subscription, not a capital gamble — the risk sits with us. Run the robot as often as you need.
Send us your site brief and we'll come back inside one business day with an indicative quote, the right unit for your floors, and a survey date.
The L3 is the compact scrubber in a fleet of nine. If your floors are larger, mixed or public, one of these fits better.

Wider aisles and mixed mid-large floors. Passes a standard 32-inch doorway.

Large continuous wet floors: supermarkets, arenas and big-format retail.

All nine robots, every spec, in a single table. Sortable by coverage, runtime and footprint.
